8899 Beverly is a collection of Tower Residences and 8 Rosewood Houses in the heart of West Hollywood’s Arts and Design District, among the most walkable and vibrant neighborhoods in LA.

Transformation

8899 Beverly is the result of a decade-long pursuit to transform an iconic mid-century modern building into architecturally significant, handcrafted homes and to create the most extraordinary residential building in Los Angeles. Architecturally remastered by Olson Kundig, the project elevates living to new heights, with epic, sweeping and unobstructed views.

“This project is shaped by two key principles: to fully integrate the home and garden for seamless indoor/outdoor living, and to appropriately incorporate a modern design that responds and contributes to the scale and attitude of the existing residential neighborhood.”

Kirsten R. Murray, FAIA, Design Principal

Vision

Renowned for creating exceptional homes sought-after by the world’s most discerning clientele, Olson Kundig is an integrated design firm whose global practice connects people with nature, culture and place. Their vision for 8899 Beverly maintains the original integrity of the building, while enhancing connections between the inside and outside.

Expansive Indoor-Outdoor Living Space

A private elevator transports residents to the soaring living spaces, with 13′-9′′ high ceilings, that are accented by cove lighting. With 550 linear feet of wraparound Vitrocsa glazing throughout, combined with Italian silver travertine stone terraces up to 12’ wide, an expansive space is created for unprecedented levels of indoor-out-door living.

The Tower Residences

Tower Residences interior finishes include Italian Travertine floors, patinated bronze wall panels, French White Oak flooring and extensive wood ceilings above the operable Vitrocsa.

Custom-designed chef’s kitchens feature white oak cabinetry, Italian Calacatta cold marble countertops and backsplash, and custom Angel-Hair brushed stainless steel hoods. Appliance packages include a Gaggenau 400 series cooktop, Miele wall oven with integrated and plumbed espresso makers, Dornbracht fixtures with separate hand spray, Sub-Zero refrigerators, Miele double-dishwasher, separate icemaker and full height Sub-Zero wine refrigerator in select residences.

The master bathroom features Italian silver travertine stone flooring, full-slab walls and countertops, as well as a custom white oak vanity with built-in makeup desk, a walk-in rain shower with invisible drain, and an Agape Spoon XL extra-deep soaking tub.

Expansive Outdoor Spaces

Outdoor spaces include Italian silver travertine flooring on raised pedestals, with a high-end, Swiss-made, floor-to-ceiling operable glazing system, wood ceilings with bronze details, and uncaptured Starphire glass railing. Residences are designed to maximize both entertaining spaces and master suites with oversize interior volumes, large exposures to the surrounding landscape, and highly finished interiors with warm and natural materials.

The Rosewood Houses

Set along Rosewood Avenue, adjacent to the residential tower, the 8 Rosewood Houses each offer entirely different architectural expressions—combining natural materials such as wood, steel, glass, concrete and stone—while still ensuring residents benefit from the five-star services and amenities of 8899 Beverly.

On par with the most noteworthy penthouses in the world, these bespoke single-family estates are entirely steel-and-glass enclosures on a 17” thick concrete floor plate, perched above the 8899 Beverly tower with commanding 360-degree views.

Craft

Extraordinary engineering and materials elevate the experience of 8899 Beverly in every residence. From the seamless indoor-outdoor living afforded by the Vitrocsa glass system to the custom hardware featured in each residence, the craftsmanship of 8899 Beverly infuses the residential experience with unexpected artistry.

All Tower Residences feature Vitrocsa, an ultra- high-end, Swiss made, museum-quality operable glazing system, which uses structural glass (rather than structural frames), thereby minimizing frames to a mere 3/4″ width. Triple-glazed, ultraclear low-iron glass, sourced from Germany, ensures glass of incredible flatness that slides effortlessly on precision ball-bearing tracks manufactured in a Swiss watchmaking facility, thus creating the first-ever fully flush stone floor and wood ceiling transitions
in a residential building.

Designed by Tom Kundig, each residence features custom solid bronze, leather wrapped-and-stitched entry door handles. This particular object is a custom-designed solid bronze and leather wrapped and stitched door handle, and becomes the “handshake of the building” as Kundig likes to say, welcoming owners home. Every material selected for the amenity spaces and private residences at 8899 Beverly possesses exceptional quality and character all its own.
