Flower Street Lofts, opened in the fall of 2003, features over 12 distinct floor plans, ranging from 1,188 sqft to 2,600 sqft, as well as the tallest residential ceiling heights in the area (from 14' up to 20' high). The Flower Street Lofts is located between 11th and 12th streets, in the heart of the
South Park district in Downtown Los Angeles, across from the world famous Crypto Arena, Nokia Theatre and the L.A. Live Entertainment Complex.

Flower Street Lofts blends the best of the city's energetic future and respect for the past into 91 luxury loft-style live-work condominiums. Behind these first-of-their-kind lofts were two leading urban development teams; the Lee Homes (
Grand Lofts, Sky Lofts, and Market Lofts); the CIM Group (Santa Monica Third Street Promenade, Historic Gas Company Lofts, Old Town Pasadena, and the Gas Lamp district in downtown San Diego).

The Flower Street Lofts has received numerous design awards and recognitions, including two Golden Nugget awards and the 2004 architectural award winner by the Los Angeles Business Council.

The United Parcels Service (UPS) building was built in 1936 and serviced
Central City (Downtown Los Angeles) and the surrounding neighborhoods for over forty years. Originally only three-stories high (Flower Street Lofts features a new fourth floor penthouse level constructed on top of the existing structure), the building was the main distribution source for all packages coming into Los Angeles, as well as the garage for their famous brown trucks. it also housed the executive offices for the West Coast division and their main accounting department.

Customers could drop off/pick up packages at the main lobby located in the southwest corner of the building, or trucks from the various suburban stations would drive into the complex through the alleyway entrance. Once inside, the packages would be unloaded onto a slide where hand sorters would take and place them on 11 various conveyor belts which distribute the packages to various parts of the building. Seven of the conveyor belts led directly to large transfer cars that would travel to their suburban stations, while the other four would lead to separate city stations where they were marked and sorted for individual delivery. The loaded cars would then leave via the two-way ramp on the north side of Flower Street. Not to be burdened by the stresses of work, drivers and employees enjoyed a roof top recreation room complete with lawn chairs and a ping pong table.

South Park district in downtown Los Angeles, Flower Street Lofts is a walk away from world class sporting events, concerts, clubs, restaurants, shopping, theatre, museums and galleries. Across the street from the Crypto Arena, catch a Lakers, Clippers, Kings, or Sparks game, or one of the numerous concerts and celebrity-packed events including the Grammys and Emmys. Enjoy a five star meal at the adjacent Palm Restaurant or one of over two dozen other critically acclaimed eateries just within a block's radius including Rivera, WP24, Flemings and Katsuya.
