The Neighborhood Of Playa Vista

Playa Vista, also known as “Silicon Beach,” is a community just east of Playa Del Rey, south of Marina Del Rey, north of LAX and west of Culver City. Playa Vista was founded in 2002 as a Planned Urban Development (PUD) community. Playa Vista was the first planned community built in Los Angeles in 50 years. The community combines homes and businesses (both commercial offices & retail stores). Playa Vista features a variety of amenities such as parks, trails, playgrounds, paddle & tennis courts, basketball courts, soccer & baseball fields, dog parks, and clubs such as the The Restort and Centerpointe Club.

There are a variety of costs that one should be aware of when buying in Playa Vista. There are two sets of monthly dues related to the HOAs. There is the Playa Vista Parks & Landscaping HOA (PVPAL) and there is the HOA specific to your home/building. Phase I of Playa Vista also has a Mello Roos tax.

Along with Los Angeles County property tax, Playa Vista Phase I home owners also pay a Mello Roos tax. To develop the community, bonds under the Mello Roos Act of 1982 were issued. This bond issuance paid for infrastructure such as sewers, parks, traffic improvements, utilities and fire station. The bonds will be levied for up to 40 years from the first home owner. The annual tax is derived from the square footage of your home. Playa Vista Phase II does not have a Mello Roos tax. The cost of developing this part of the community’s infrastructure was paid for by the builders. This expense is reflected in the sales price of the new homes.
